Type of property: House Reason of purchase: Primary Residence Location: Frederick Street Property journey: Our customers had been seeking a home for over a year and engaged our services a month ago. We sat down in their home after being introduced via their broker (Alex) and our very own Jeremy and talked about what they really wanted as this was to be their dream home with an in-ground swimming pool for the two boys (who showed me their piggy bank savings and were willing to throw it all in the mix to get their pool). We quickly realised that what they were after didn’t exist within their budget (as a finished product) so we needed to find a house to knock down and build their own instead. So I focussed on this and after finding a few properties that I looked at, there was only open that really stood out which unfortunately had to go to auction as it was a deceased estate. We did like one other property and had a go at auction (but we were only interested in it if it sold for a good price) although this was a great practice run for us at our first auction together. So this time around we had done all our homework and figured out the exact costs around building the dream home as well as how much we should go up to finance wise as we knew we had one go at this in today's highly competitive market. We weren’t disappointed as the competition was very high on the day but we managed to scare off everyone and bought it under the hammer. It was actually one of the toughest auctions I've ever bidded at (and I've had 22 years of doing this) so trust me, it was quite the auction and I think our strategy worked as I don’t think we should’ve ended up with the property as even though we paid more than what we wanted to, it ended up being the lowest sale price for the area for the same day and there hasn’t been any lower sales since. The real proof is in the pudding being that once they spend what they budgeted for in building a new home, they will have made over $300,000 worth of equity in the home. Not a bad start to a new dream home especially with room to get the pool in the back!

Glebe - Johns Road
