Vaucluse

Type of property: House Reason of purchase: Primary Residence Location: Eastern Suburbs, Vaucluse Property journey: These clients had been looking themselves for some time. They were in an in-between price range and looking for a family home. This property had been on the market for 4 months, with an asking price of $1million more then we secured it for. Due to our relationship with the agent, and knowing the vendors situation we were able to secure the home for circa $300.000 less than the vendors bought if for 8 years previous. Testimonial: Simon Cohen enabled us to find our perfect family home without the hassle of the auction stress and competitive open houses. On discussing what we were looking for, Simon understood our brief and actively identified suitable properties. Through his diverse contacts and market knowledge, he was able to identify a property for us that exceeded our expectations. His superior negotiation skills secured us our property which matched all of our requirements. The end result saved us a materiel amount of money and was a pleasurable experience rather than a stressful one. We highly recommend using Simon to purchase any properties. Shelly & Kevin Kalinko (Vaucluse)

Bondi

Type of property: Apartment Reason of purchase: Investment Location: Eastern Suburbs, Bondi Beach Property journey: The requirements & objectives for this investment was an opportunistic 2 bedroom/1bath/1 car apartment, long term hold in a desirable location with a gross yield above 5.5%.   We managed to secure a distressed 3 bedroom apartment / 1 bathroom / 2 parking in Bondi Beach with a gross yield above 6.5%. We secured the tenants within the first 2 weeks. The process was approx. 6 weeks.  Testimonial: I had been looking for an apartment for over 18 months and had become pretty despondent about the whole process. Apart from the often time wasting information provided by agents and the vagaries of the market, I don’t drive, so getting to viewings was always a challenge. I am now living in China and came home for just one week. My mum had read about Ben and Simon in the SMH so while I was here, we decided to go and talk to them. After explaining what I wanted and thought I could afford, they found me something completely different! Bigger and in a better suburb than I thought was possible. The eighteen months I spent looking gave me a good idea of value and the property Ben and Simon found and negotiated, represents incredibly good value. They were fantastic to deal with, really energetic and knowledgeable. I would never have found the apartment without them, I am spectacularly grateful. I would recommend them without reservation. Sam Cruthers (Bondi)

Point Piper

Type of property: House Reason for Purchase: Primary Residence Location: Eastern Suburbs, Point Piper Customer Property Journey: We acquired this 4 bedroom house well below market value, in fact, our client disregarded this property initially when they viewed it as they believed it would be out of budget. The entire process was 2 months and resulted in a very rewarding and happy outcome. Testimonial Ben and Simon Thank you we are so happy! Thanks so much for your help, we would not have purchased the property we did without your help. We have a busy life, and we could not devote the time to properly investigate the opportunities in the market, after we gave you a short brief on what we were looking for you identified a couple of properties that met our needs. You took us through the properties and after we identified one you negotiated a price we were happy with and a settlement date that met our requirements, it was so easy, thank you. We would recommend you to anyone your service was outstanding. Greg and Sharron Stewart (Point Piper) Ben and Simon Thank you we are so happy! Newtown

Type of property: House Reason of purchase: Primary Residence Location: Newtown, Inner West Testimonial:  It seems when it comes to real estate that everyone is an expert. After hours and hours of online searching listening to all my friends who had bought in Sydney, attending auctions and open houses, I suddenly realized two years had gone by and really I was none the wiser. I have a demanding full time job and my partner works weekends so the whole thing was becoming increasingly more stressful. Luckily I saw an article on buyer's agents in SMH and found Ben Handler. Initially I was highly suspicious but was really impressed after having a meeting with Ben and Simon. Ben introduced me to Tom Penfold who is part of their team and two weeks later we owned a lovely house. Tom was fantastic, he pounced on the property before it came on the market and finalized a deal, all I had to do was transfer the deposit, sign papers and get driven around in his car. It was so fast and efficient I didn't even have time to get stressed and best of all I didn't have to talk to one single sales agent. Due to Tom's amazing negotiating skills he saved us between 25,000 and 60,000 ... maybe even more and we got a great property! Only disappointed it happened so quickly as my work colleague and I were looking forward to quite a few more lunchtime expeditions. I'm not an expert so I engaged a professional. I'm a convert, the boys are worth every cent I will definitely use their services again and I highly recommend them. Thank you so much. Sophie and Rob

Seaforth

Type of property: house Reason of purchase: Primary Residence Location: Seaforth Property journey: We acquired this 5 bedroom House the evening before the property had its first inspection. They open house still took place with over 45 groups through. After working through a very specific criteria we were able to identify, negotiate & secure this beautiful family home before vendors expectations became too high. Testimonial: We’re thrilled with the purchase of our new family home. We have absolutely no hesitation is saying that bringing Robert in on our purchasing journey was the best decision we made. Thanks to Robert who gave us the confidence we required to make a buying decision and took care of everything along the way. Victoria & Brian (Seaforth)

Marrickville

Type of property: House Reason of purchase: Primary residence Location: Marrickville Customer property journey: After 2.5 years of anguish and frustration, the client missed out on his dream home last year and countless other opportunities to secure a property.  The market is moving up very fast so if we did not move swiftly we would have missed out – 2.5 years ago the clients budget was $750k.  It was now $1M and still it was very hard to find all that he wanted within his budget.  The initial discussion was that our fee to secure a property took away more money from his tight budget. Although my argument was that he should have engaged me years ago and it would have saved him $250k.. or alternatively if he waits another 2.5 years it may cost him another $250k on top of the last $250k. I’m really glad he made the right choice. It takes real guts to have a goal and to not give up when the going gets tough, they need to go and get it and seize an opportunity (like to employ a professional) when you think you know how to do the job yourself . The client believed in me enough to take a leap of faith in order to get what he’s always wanted, his own home in Marrickville. Testimonial: Hi Walter, Still feeling very excited – I reckon we’ve done really well. Considering price, location, and my pretty demanding list of requirements – it’s great! I have had a steady flow of excited people since 11:30am yesterday – a lot of people at work have been monitoring my real estate anguish over the last 2.5 years – so there’s almost nationwide joy and relief! Thanks for your help, support and running around. I know one of my big problems was around negotiating and “talking turkey” with real estate agents – without you to step in and take that on, I don’t think I could have ever ended up with a place. I would have just continued to walk away. So thanks for sticking in there. Thanks again – and we’ll aim for a photo and another look on Saturday. Sal.

Petersham

Client: Terminus Street

Type of property: House Reason of purchase: Primary Residence Location: Terminus Street - Petersham Property journey: This was a challenging journey for CohenHandler. We investigated in depth other properties we had considered, and this led us to secure this 3 bedroom property at $1M prior to auction. A great deal for our client! Testimonial: Little did I know when I decided to buy a house in the inner west that I would be trying to buy in one of the most competitive and bullish markets.  After a month of trying to do it by myself from Melbourne and getting nowhere, I decided to get Robert involved.  After a couple of close calls, Robert, with the assistance of Natalija, managed to secure me a beautiful little house in Petersham prior to auction, a miracle really given the state of the market! I have to say, I was a little shocked when I got the call from Robert telling me that our offer had been accepted, because I had resigned myself to having to spend at least another six months looking and watching more and more houses move beyond my budgetary reach.  Without Robert and Natalija’s focus, determination, knowledge of the market, unique insights, advice, connections and negotiating skills, I really don’t think we would have had any luck in buying anything in this market, let alone at the price we did.  So I will always be grateful to the two of them for helping me through this process. Apart from the skills set out above, Robert and Natalija are both extremely professional and offer a level of service that can only be described as exceptional!  I would therefore have no hesitation in using their services again, or recommending them to anyone that is considering buying in Sydney.

Bellevue Hill

Type of property: Free-Standing House. Reason of purchase: Primary Residence Location: Suttie Rd, Bellevue Hill, NSW, 2030 Property journey: The client was shown two properties in Bellevue Hill, which were both going to auction on the same night. The dialogue and due diligence to determine preference was strongly pursued to the 11th auction hour. The choice to attend the auction at 25 Fairweather Rd, Bellevue Hill brought a non-result at $3.5million (above-ceil), the unfortunate streak had continued. The second property had now become the focus. Prior to the Suttie Rd auction of Bellevue Hill, CohenHandler had uncovered that an earlier campaign had surmounted to non-result by inability to breach vendor private treaty reserve. The title had been quoted in the high $2-3 million range. Under a CohenHandler distressed seller strategy, the property could be secured at $2.75 million if it was signed that night. With numerous counter offers exchanged and valued dialogue, the client and vendor penned late that night at $2.71 million. Read the full Buyer's Agent Field Report Here
