Concord

Type of property: House Reason of purchase: Primary Residence Location: Frederick Street Property journey: Our customers had been seeking a home for over a year and engaged our services a month ago. We sat down in their home after being introduced via their broker (Alex) and our very own Jeremy and talked about what they really wanted as this was to be their dream home with an in-ground swimming pool for the two boys (who showed me their piggy bank savings and were willing to throw it all in the mix to get their pool). We quickly realised that what they were after didn’t exist within their budget (as a finished product) so we needed to find a house to knock down and build their own instead. So I focussed on this and after finding a few properties that I looked at, there was only open that really stood out which unfortunately had to go to auction as it was a deceased estate. We did like one other property and had a go at auction (but we were only interested in it if it sold for a good price) although this was a great practice run for us at our first auction together. So this time around we had done all our homework and figured out the exact costs around building the dream home as well as how much we should go up to finance wise as we knew we had one go at this in today's highly competitive market. We weren’t disappointed as the competition was very high on the day but we managed to scare off everyone and bought it under the hammer. It was actually one of the toughest auctions I've ever bidded at (and I've had 22 years of doing this) so trust me, it was quite the auction and I think our strategy worked as I don’t think we should’ve ended up with the property as even though we paid more than what we wanted to, it ended up being the lowest sale price for the area for the same day and there hasn’t been any lower sales since. The real proof is in the pudding being that once they spend what they budgeted for in building a new home, they will have made over $300,000 worth of equity in the home. Not a bad start to a new dream home especially with room to get the pool in the back!

Glebe - Johns Road

Type of property: Apartment Reason of purchase: Primary Residence Location: Spencer Street CH Associate: Alexandra Vincent Martelli Property journey: Peter and Priya were looking to purchase their first home together and enlisted Alexandra's services in 2013. They both had different views in what they wanted to achieve in an ideal apartment. Peter desired a modern apartment and Priya was hoping for something with character in an older building. After looking at a variety of properties throughout the inner eastern suburbs and city fringe we secured a beautiful apartment in the heart of Glebe which met the needs of both Priya and Peter - a terrace converted into three modern apartments which still had the external features of a Victorian heritage home. The apartment was purchased in a short period of time and secured below the asking price Testimonial: "Dearest Alex, I hope you had a fantastic Easter. As promised please find below a reference for you/your website. I could have have gone on for days about your great service but Peter has helped with the editing. We hope you like it. Feel free to edit it if you need to put the location/suburbs inspected. I will email you a picture shortly to attach with the testimonial if required for the website. As first time buyers Peter and I had no idea about the process of buying property and being that we are both busy professionals, we rarely find time off together. After spending what little time we had viewing properties during inspections we soon realized what an uphill struggle the whole process is. A colleague at work recommended enlisting the help of a buyers agent. Having found Cohen Handler and after our initial meeting with Ben, we were very impressed with the service they could offer us. Shortly after, we were introduced with Alexandra. Alexandra is amazing! She was on call for us 24/7, extremely knowledgeable about the property market, professional, meticulous and very diligent. Our brief was very specific. A two bedroom apartment in an old “character” building, preferably of Victorian era (to please me) with fully refurbished modern interiors (to please Peter). Trying to find these types of properties around the 750K mark is almost impossible. However, not only did Alex find our dream home, Alex was able to secure the property under the asking price during the peak of the Sydney property market in December 2013. In short, Alex made the impossible, possible and she secured our property at a steal of a price. Since moving in, there has not been a day that has gone past that we don’t smile at each other thinking how lucky we are with our perfect home. We had a dream and with the help of Alex, our dream has come true. Alex, thank you so much"

Rose Bay - Spencer Street

Type of property: Apartment Reason of purchase: Primary Residence Location: Spencer Street CH Associate: Alexandra Vincent Martelli Property journey: Our customers had been seeking a home for over a year and engaged our services in 2013. Alexandra worked with them from December 2013 to January 2014, with a property being secured off market in Rose Bay in late January. The clients requirements were very specific; they were based out of the city and thus multiple properties were lined up over 2 days for private viewing. Back and forth negotiations with the vendors resulted in a positive outcome for all parties involved and Alexandra has since assisted the vendors of this apartment to buy their next home for their growing family. Testimonial: "For fourteen months we had unsuccessfully liaised with Eastern Suburbs agents to locate a suitable property in the area from Darling Point to Rose Bay. A friend recommended we approach Cohen Handler where we were referred to Alexandra, to whom we detailed our specific requirements regarding location, type of property and price. On 28 January 2014, precisely three months after our introduction and having shown us twelve properties for comparison in preceding days, we agreed to purchase a perfectly located Rose Bay unit. Alexandra was outstanding in her attention to detail and the way she negotiated the purchase and attended to settlement arrangements on our behalf"

Randwick - Gilderthorpe Avenue

Type of property: Apartment Reason of purchase: Primary Residence - Investment Location: Spencer Street CH Associate: Alexandra Vincent Martelli Property journey: Ben was seeking an investment apartment in the eastern suburbs of Sydney where he was originally from. Ben lives in Hong Kong and wishes to have money tied into the Australian economy. The apartment did not need to be positively geared but did need to have good long term growth prospects and no work required. He specifically wanted a good outlook, no more than 2 flights of stairs and a lock up garage. He took my advice on purchasing a Randwick or Kensington apartment for growth and proximity to planned Light Rail Project. I provided information on local demographics and low vacancy rates. This is his third investment property in Sydney. Testimonial: "We came to Alexandra at CohenHandler disillusioned after many months of endless inspections and unsuccessful auctions. She really gave us the confidence to keep looking and within weeks she found us the perfect apartment and negotiated a great price. As first home buyers, having Alex’s experience and thorough knowledge of the local market on our side was invaluable. And as full-time workers, it was a relief to have someone to do the background work for us. She was always available to attend inspections and picked us up from work at all hours. Most importantly, she was an absolute pleasure to deal with. In such a competitive environment, having a buyer’s agent gave us an edge we wouldn’t have had on our own. For us it was well worth the fee and we’ve already recommended Alex and Cohen Handler to friends."

Paddington - eastern suburbs

Type of property: Apartment Reason of purchase: Primary Residence - Investment Location: Paddington - eastern suburbs CH Associate: Ben Handler Property journey: The outcome for our client on this journey was excellent, we achieved an incredibly unique very wide fronted terrace with a huge scope to add value. We worked closely what our clients ultimately required and as a result we ended up achieving their exact brief. We decided to let this property run to auction and were the successful purchasers, well under market value. Testimonial: "We were looking the family home for about a year and getting extremely frustrated with the process. CohenHandler changed this experience immediately and turned it into an efficient and enjoyable one. Ben and Simon immediately understood our brief and moved quickly to get us results. Their property market contacts and knowledge were invaluable. They were always available, punctual and a pleasure to deal with. Ben and Simon secured us a property which met all our criteria. They saved us time and money; as well as making the experience a pleasurable one. We highly recommend using Ben & Simon with any property purchasing transaction. " - Michelle Chanique and Simon (Paddington)

Vaucluse

Type of property: House Reason of purchase: Primary Residence Location: Eastern Suburbs, Vaucluse Property journey: These clients had been looking themselves for some time. They were in an in-between price range and looking for a family home. This property had been on the market for 4 months, with an asking price of $1million more then we secured it for. Due to our relationship with the agent, and knowing the vendors situation we were able to secure the home for circa $300.000 less than the vendors bought if for 8 years previous. Testimonial: Simon Cohen enabled us to find our perfect family home without the hassle of the auction stress and competitive open houses. On discussing what we were looking for, Simon understood our brief and actively identified suitable properties. Through his diverse contacts and market knowledge, he was able to identify a property for us that exceeded our expectations. His superior negotiation skills secured us our property which matched all of our requirements. The end result saved us a materiel amount of money and was a pleasurable experience rather than a stressful one. We highly recommend using Simon to purchase any properties. Shelly & Kevin Kalinko (Vaucluse)

Rose Bay - Old South Head Road

Type of property: Townhouse Reason of purchase: Primary Residence Location: Rose Bay, Sydney CH Associate: Simon Cohen Property journey: Property Journey: We secured this property off market for our clients. We are able to understand our client’s requirement and match up the perfect property directly with a vendor who was eager to sell. The outcome was fantastic. Testimonial: “We had been looking for the “right place” to call our home for well over a year, when Ben and Simon were recommended to us. Personally, I was reluctant to use the services of a buyer’s agent as I thought it was unnecessary. It turned out that they had the very type of property we were looking for on their books which was ‘off-market’, so we wouldn’t have been able to find it without them. We exchanged contracts within 2 weeks of our first inspection. They provided a comprehensive suite of services to us, including arranging inspections that suited us and negotiating on price. The process was much simpler than it otherwise might have been, and I am now a firm advocate for retaining a buyer’s agent – particularly CohenHandler. We would recommend Ben and Simon to help you find what you are looking for.” - Kieran & Nikki (Rose Bay)

Erskineville, Inner West

Type of property: Apartment Reason of purchase: Investment Location: Erskineville, Inner West CH Founder: Simon Cohen Property journey: Property Journey: We secured a 1 bedroom apartment with parking which had a gross yield above 5% for our client. The process was short and simple, we had a great business relationship with the agent which made the transaction successful. Testimonial: I was moving from Melbourne to Sydney and was not very comfortable negotiating and did not understand the real estate market here in Sydney. I had never actually heard of a buyer’s agent and was introduced to Ben and Simon through a colleague. I have to be honest, I was a somewhat reluctant of their service offering before we met, however, after meeting both Ben and Simon I felt very comfortable with their service and value they could bring to the table. I actually can’t explain in words how much the guys helped me throughout the real estate process. The guys identified a property that was advertised for $440,000 which they ended up buying for $410,000. Not only did they save me money, their advice was invaluable and we remain friends today. I would highly recommend Ben and Simon to anyone looking to buy the right property at the best price – I’ve bought and sold 5 times before and consider myself quite property savvy, but what the guys brought to the table was far more than I could have done myself. -Aadil (Erskineville)
