Type of property: House Reason of purchase: Primary residence Location: Marrickville Customer property journey: After 2.5 years of anguish and frustration, the client missed out on his dream home last year and countless other opportunities to secure a property.  The market is moving up very fast so if we did not move swiftly we would have missed out – 2.5 years ago the clients budget was $750k.  It was now $1M and still it was very hard to find all that he wanted within his budget.  The initial discussion was that our fee to secure a property took away more money from his tight budget. We investigated in depth other properties we had considered, and this led us to secure this 3 bedroom property at $1M prior to auction. A great deal for our client! Testimonial: Little did I know when I decided to buy a house in the inner west that I would be trying to buy in one of the most competitive and bullish markets.  After a month of trying to do it by myself from Melbourne and getting nowhere, I decided to get Robert involved.  After a couple of close calls, Robert, with the assistance of Natalija, managed to secure me a beautiful little house in Petersham prior to auction, a miracle really given the state of the market! Reason of purchase: Primary Residence Location: Suttie Rd, Bellevue Hill, NSW, 2030 Property journey: The client was shown two properties in Bellevue Hill, which were both going to auction on the same night. The dialogue and due diligence to determine preference was strongly pursued to the 11th auction hour. The choice to attend the auction at 25 Fairweather Rd, Bellevue Hill brought a non-result at $3.5million (above-ceil), the unfortunate streak had continued. The second property had now become the focus. Prior to the Suttie Rd auction of Bellevue Hill, CohenHandler had uncovered that an earlier campaign had surmounted to non-result by inability to breach vendor private treaty reserve. The title had been quoted in the high $2-3 million range. Under a CohenHandler distressed seller strategy, the property could be secured at $2.75 million if it was signed that night.
