What is a Buyers Agent?

A Buyers Agent is a licensed real estate agent who works for property buyers to help them find and secure a property. Unlike a sellers agent who is legally required to act in the best interests of the property vendor, a buyers agent is required to act in the best interests of the buyer.

 

What services do CohenHandler provide?

We offer a full range of property services to buyers and renters – from locating suitable property to negotiating with sellers and managing settlement.

Our services include:

  • an initial briefing to establish your needs;
  • extensive property searches;
  • access to listings from agents owners and developers before they go to market;
  • inspections and short-listing of suitable properties;
  • market research and analysis to determine a fair market price;
  • property reports including photos, videos, floor plans and location information;
  • negotiating the best price and terms and conditions possible;
  • bidding for you at auction;
  • coordinating the settlement;
  • liaising with real estate agents, solicitors, conveyancers, building and pest inspectors, financiers, architects and other service providers.

 

Do I have to engage you for your complete services?

No, if you simply want us to find property and then take over the rest yourself that’s fine. Alternatively if you’ve already found a property and want us to negotiate for you, we can do that.
We want to help in any way we can so all our services can be adjusted to meet your needs.

 

How will CohenHandler save me money?

Because we’re qualified real estate agents with extensive experience in the Sydney market we know how to negotiate. We can save clients thousands of dollars by avoiding mistakes and negotiating from a position of strength. Home buyers can often be carried away by their emotions and fear of ‘losing’ a property.

Do you have a good relationship with sellers agents?

We have strong connections throughout the Sydney real estate market. Sellers agents understand that our clients our serious buyers. Although negotiating with us means they can’t use any ‘tricks of the trade’, they know we’re professional, ethical and won’t waste their time. They will also receive their full commission regardless of who they negotiate with.
Both selling and buying agents have a clear understanding of the negotiating and acquisition process, which usually makes the process simpler.

 

Are your fees tax deductible?

If you’re buying an investment property they may be tax deductible but you should consult your accountant for a definitive answer. If you’re buying a home to live in, fees are generally not tax deductible.

 

How much does CohenHandler charge for its services?

What should I do before looking to buy a property with you?

The ability to act quickly is essential to making a successful purchase. It’s a good idea to have your finance lined up. Speak to your finance provider so you know what you can afford to spend based on your deposit and income;

Make sure you have additional funds to cover the following costs:

  • Government charges such as stamp duty and mortgage duty;
  • legal expenses solicitors’ fees, surveys and building certificates;
  • loan application/establishment fees;
  • building and pest inspections;
  • insurance.
