CohenHandler feature in SMH – National Property Investment Oct 2011
Anyone who had looked for property will appreciate the exhaustive effort involved – evenings spent trawling the internet for leads and Saturday mornings that disappear in a haze of frenzied inspections and traffic snarls. Couple that with trying to hunt down property in an unfamiliar area and it’s clear why many time-strapped investors happily pay a professional to do the hard slog for them. “I ended up using a buyers’ agent because I’d been looking for an investment property for about a year and it was all just so time consuming. I was getting nowhere” says Jeremy Bedwani, 27, who eventually handed the task to buyers’ agent Ben Handler of CohenHandler in Sydney. A buyers` agent if effectively a broker who acts on a purchaser’s behalf, researching properties that fit the required brief, inspecting prospective properties and negotiating with agents to make a successful purchase…. read more

CohenHandler featured in Wentworth Courier – advising on surge of investment buyers
As the uncertainty of the financial climate continues to brew, many investors are throwing caution to the wind and creating some heat in the eastern suburbs property market. Ben Handler and Simon Cohen, of CohenHandler Exclusive Buyers Agents, based in Double Bay, said they have had an influx of investment buyers looking for the right properties and to negotiate the best price. “They are throwing their money into bricks and mortar now as opposed to the share market given its volatility and uncertainty” said Mr Handler, whose company sources the property market on behalf of clients. “Given the rental market is still very strong, we are seeing yields for our clients of 6 to 7 per cent.” Mr Handler said it was a good time for all types of buyers to be active in the market as there was very minimal competition… read more

CohenHandler featured in Domain – Seller beware as buyer’s agents level playing field
More and more buyers are getting professionals to act on their behalf. Once upon a time, a house sale involved a “for sale” sign and a price. If the agent turned up for the inspection, all the better. Now there are whole sales teams on the job with a marketing budget and campaign strategy geared towards forcing buyers to increase their best offer, usually in a high-stakes auction. It’s good news for vendors but buyers are often left at a serious disadvantage. Is it any wonder more of them are bringing in their own professionals to level the playing field… read more

Australian property portal, Homehound, recently asked CohenHandler for an insight into buyers agents.
hh/ What is a Buyers Agent?
ch/ A Buyers Agent is a licensed real estate agent who works for property buyers to help them find and secure a property. Unlike a seller’s agent who is legally required to act in the best interests of the property vendor, a buyer’s agent is required to act in the best interests of the buyer.
hh/ In your opinion, what are the typical mistakes buyers make when purchasing a property?
ch/ The biggest mistake we find are buyers getting emotional about the property they want to buy. Sometimes emotion clouds their judgment and as a result they end up paying too much above what they could have potentially got it for and above their budget price bracket.
